Each destination suits a different goal. Tell us yours and we will show you where to start.

A home in Europe, from historic city centres to the Tuscan countryside. A natural choice for families with Italian citizenship.
United Arab Emirates
Dubai offers new-build homes, many sold off-plan with instalment plans, and strong rental demand.

Before you buy abroad
Do I need a NIF to buy in Portugal?
Yes. The NIF (Portuguese tax number) is required to sign the deed and pay the purchase taxes. Buyers living outside the European Union usually need a tax representative to obtain it.
In Italy, the equivalent is the codice fiscale, issued by the consulate or the Agenzia delle Entrate. In the UAE, a passport is enough to buy in freehold areas open to foreigners. We guide you through each step.
Can I get a mortgage as a non-resident?
Yes, on different terms than at home. Banks in Portugal and Italy lend to non-resident buyers, usually a smaller share of the property value and subject to proof of income.
In Dubai, besides bank finance, many new developments offer instalment plans paid directly to the developer during construction. Many buyers also pay in full with funds transferred through official channels.
Which taxes and costs should I plan for?
In Portugal, IMT and stamp duty are paid on purchase, and IMI every year. In Italy, there is registration tax (or VAT when buying a new home from the developer), the notary’s fees and the annual IMU on second homes. In Dubai, the Dubai Land Department charges a 4% transfer fee plus registration fees.
Your home country may also tax rental income or capital gains from property abroad. Before any offer, we send you an estimate of the total costs.
Does buying property give me a visa?
Not by itself. In Portugal, property purchases no longer qualify for the Golden Visa since October 2023. In Italy, buying property does not grant residence.
In the UAE, there is a residence visa for property investors above a set amount, under rules defined by the local government. If you plan to move, we refer you to partner immigration lawyers.
Do I need to travel to complete the purchase?
Not necessarily. Viewings can be done by video with our local partner, and the deed can be signed by an attorney under a power of attorney, executed at a notary with an apostille or at the consulate.
Many clients prefer to see the property before committing, and we help organise that trip.
